Selling your home is more than simply placing a sign on the lawn, putting an add in the paper and waiting for the buyers to show up. There’s much more than that on the part of a Realtor and there is also much more to it on the part of the seller.

Preparing Your Home

One of the most important things to do before placing your home on the market, is to get the home ready for viewing. As a professional full-time Realtor, I know what turns people off, as well as what excites people when they view a home. I can suggest what you should do to bring out the best in your home.

Some of my suggestions may include removing furniture that may be cluttering the home, opening drapes and curtains to let the sun in, replacing 60 watt light bulbs with 100 watt bulbs, un-cluttering closets and storage space, fixing leaky faucets, cleaning up the yard and garage as well as minor painting and decorating. Simply put, your home should look like a model home. I can guide you through this very important step.

Of course this is a lot of work, but it will help sell your home quicker and in most cases, will net you more money.

Pricing your Home

When selling your home, the object is obviously to sell it for the most money the market permits. Pricing your home too high will keep your home from selling. However, pricing it too low in an effort to attract multiple offers, can potentially work against you. That one buyer, with the greatest ability to pay top dollar for your home, may not even know your home was on the market, simply because your home was listed well below his/her price range, even though your home was valued well within his/her affordability. The right pricing strategy is absolutely crucial.
