When Should You Buy a Home?

One of the questions I get asked most these days is: when should I buy a home?

My answer is usually very simple: when you are ready.

Yes, of course there are better times to buy, and there are definitely bad times to buy. But ultimately, because we cannot predict the future, the best time to buy is when you are absolutely ready.

What Does It Mean to Be Ready?

Being ready to buy a home means more than just wanting to own one.

It means you have managed to put together a good down payment. It means you have also set aside enough money for closing costs, which can be high, especially because of the land transfer tax. It also means you have a stable job, you have been prequalified, and you feel ready to take on such a big commitment. These things matter.

Buying a home is one of the biggest financial decisions most people will ever make. It’s not something you want to rush into just because someone says the market is good, or because you are worried that if you don’t buy now, you will miss your chance.

It Is Not Just About the Market

A lot of people spend too much time trying to figure out the perfect time to buy. The problem is that the perfect time is usually only obvious after the fact.

Anyone who bought at the peak of the market could not have predicted that the market would start dropping, or they likely would have waited. On the other hand, what do we say about the people who didn’t buy when the market was dead and no one wanted to buy? Would that not have been the best time to buy? Sure, maybe. But who is to say the market would not have gotten even worse and dropped further? That’s the problem. We don’t know.

Is now a good time to buy? Maybe. It certainly looks like this could be a good time. But the truth is, we honestly don’t know if the market is going to drop further. And although the likelihood of the market suddenly jumping back up may seem slim, we don’t know that for sure either. The signs of what will happen next are not always clear. That is why I always come back to the same point: the best time to buy is when you are absolutely ready.

Home Ownership Is Also Personal

Owning a home cannot just be looked at from an investment point of view. Of course, that’s very important. But it also needs to be looked at from the point of getting yourself settled and established in your own castle, where you can raise your family and become part of a community. That part matters too.

Are you running out of space in your apartment and feeling like you need more room? Are you tired of helping pay your landlord’s mortgage? Are you ready to start building your own equity? These are real reasons people decide to buy, and they should not be overlooked.

Buying a home is not just about trying to time the market. It is also about your lifestyle, your goals, your family, and the kind of future you want to build for yourself.

Buy When You Are Financially and Emotionally Ready

If you are financially ready, emotionally ready, and ready for the responsibility that comes with home ownership, then it may be the right time for you, regardless of what the headlines are saying.

Your decision should be based on your finances, your lifestyle, your long term goals, and your readiness to move forward, not just on trying to guess what the market will do next. When you are ready, you can move forward with more confidence and less regret. That is usually when buying makes the most sense.
